With just the month of December to go, let's take a look at how 2018 compares to the previous two years.  The most significant increases are shown in the closed sales ranges of: $250,000 - $300,000, $300,000 - $350,0000 and $350,000 - $400,000.  This chart doesn't include new construction homes.

Auburn New Construction Home Sales 
January - November 30, 2018

This is very interesting!  Notice that the price point has jumped comparing existing home sales to new construction sales.  The largest increases in new construction price ranges are the following: $350,000 - $400,000, $400,000 - $450,000, $450,000 - $500,000 and $700,000 - $800,000 showing a slight increase.  All other price ranges decreased from previous years.  The $800,000 - $900,000 range shows activity for the first time in 2018 with only one closed sale and no recorded sales in new construction homes for 2017 and 2016.

Notice that new construction sales took a dip in the $150,000 - $200,000, $200,000 - $250,000, and the $250,000 - $300,000 ranges.  This could be because of the availability of lower priced lots in Auburn.  Let's take a look at Auburn lot sales.  This data is lot sales only and does not include properties entered into the acreage or farmland categories.

  With only 17 closed lot sales in Auburn to date, this would indicate a shortage of available lots. Let's take a closer look at the $0 - $100,000 price range with 9 lot sales.

Moving on...
Let's take a look at Opelika.

OPELIKA
This data represents single family residential homes and does not include townhomes or condominiums.

The only increase showing in Opelika existing home sales is in the $500,000 - $600,000 range.  There are several ranges that are currently tied with 2017 sales.  Those ranges are the following: $200,000 - $250,000, $250,000 - $300,000, $400,000 - $450,000, $450,000 - $500,000 and $600,000 - $700,000.  

Keep in mind that we still have December to wrap up 2018 and although the market is slower this time of year, properties continue to sell.  Check back with me at the first of January to see the final totals for 2018.

WOW Impressive!  Opelika shows an increase in new construction sales in every price range with the exception of 2 price ranges, the $100,000 - $150,000 and the $150,000 - $200,000, from 2017 to 2018.

The $250,000 - $300,000, $350,000 - $400,000, and $450,000 - $500,000 show an increase in the number of closed properties.  One property closed in the $500,000 - $600,000 range.

Lee County New Construction Sales 
January - November 30, 2018

New construction sales soared in the $200,000 - $250,000 and $250,000 - $300,000 ranges.  With a total of 44 sales, 35 homes were in these two price ranges.  That's nearly 80% of the new construction market in Lee County outside the cities of Auburn and Opelika.
